1. PRICE
We are in a buyer's real estate market right now.  Home sellers cannot afford to wait it out for a price above the market.  Sellers MUST price their home very competitively upon entering the market.  A good starting price ensures lots of showings and often prevents the home from sitting on the market for months and months.

2. SCHOOL DISTRICT
Growing families want their children to enroll in a good school system.  Many Lubbockites are choosing to enroll their children in Lubbock-Cooper and Frenship school districts.  If you are selling your home in the Lubbock real estate market, make sure your Realtor has positive information about your school district to share with buyers and other agents.

3. NEAT AS A PIN
I have hosted far too many open houses in homes that were not clean!  When buyers walk into a home that is cluttered and dirty, they immediately eliminate the home from consideration.  Organize your clutter, dust, vacuum, and do whatever you need to to make your home look pretty.  Furthermore, if your home needs new carpet or fresh paint, go ahead and invest.  You will get your money back.

4. COMFORTABLE FIT
Lubbock home buyers are so busy these days!  They want to come home to a place where they can relax with friends and family.  Make your living room a place where a family can gather.  Utilize warm lighting and soft scents (vanilla) to encourage buyers to relax!

5. FABULOUS KITCHEN
The kitchen is the place to spend some money updating and remodeling.  People who watch the Food Network want a fabulous place to try out recipes, and EVERYONE wants to have friends over to eat and snack and watch the game.  Give Lubbock home buyers a place to entertain their friends and families. 

6. BATHROOM SPA'S
A master bathroom should be a get-away for your buyer.  Couples seek this private area of the home for a taste of relaxation and luxury.  Model your bathroom after a spa and buyers will love it!  Many Lubbock couples looking to buy a home do not want to share a bathroom anymore - the more space the better!

7. ENTERTAINMENT ROOMS
A new phenomenon has erupted in media rooms.  Again, Lubbock buyers seek relaxation and entertainment in this room.  More and more homes for sale are popping up with home theaters including specialty carpet, high-tech lighting, and fancy fixtures.

8. HIGH-TECH
To keep an entertainment room, you must have the high-tech support.  Buyers go for homes with the extras: wiring for internet (high-speed, of course), wiring for HDTV, set up for surround sound and speakers.

9. SMART YARD
A well-manicured lawn is just as important as an interior of a home.  Cut your grass and trim your trees.  If you have a flower bed, plant some pansies, ivy, or another attractive plant.  Don't give an buyer an opportunity for a bad impression.

VISIT THE SOUTH PLAINS FAIR!

This week I have visited Lubbock's fair and enjoyed some great food and rides!  My favorite "fair foods" include: funnel cake, cheese on a stick, fried pies, and corn dogs! 

I encourage you to visit the Lubbock fair also!  This fun experience is a great way to support your community!  So many local organizations have opened up booths and trailers to raise money for non-profit organizations.  You and your family can buy Italian Sausage Sandwiches, chips, and drinks while donating money to the Guadalupe-Parkway Center!  Your money will help this organization provide after school meals, help with homework, and special opportunities to underpriveledged children.

Lead Paint - Still Dangerous!

In Angela Hopt's recent article, "It's banned but not gone - Lead paint is still a danger, " the author reveals the real and imminent danger of lead based paint. 

Lead-based paint, which is highly toxic (especially to young children) was banned in 1978.  However, most homes built before 1978 still have coats of dangerous paint on interior walls. 

If you have a home built before 1978, or suspect there is lead-based paint somewhere in your home, the greatest risk occurs during removal of the paint.  Be careful of sanding or scraping your walls.  This practice can release find debris into the air and increase your risk of absorbing the poison into your body.  If you are paying for a remodel of your home, make sure your contractor is certified in lead-based paint removal. 

If you are considering buying a home that was built before 1978, you will be able to view a Lead-Based Paint Addendum.
